The house

A merchant's house that stopped being one in 1978.

Ninety is the number on the door, and for most of the last century it was a family home rather than anywhere you could stay. The rooms are the rooms; we did not knock them together. That means no two are the same size, the stairs are steep, and the best light in the building arrives on the top floor at about four in the afternoon.

Opens straight onto the arcade, so you hear the courtyard. Coolest room in the house in May, and the easiest if stairs are a problem. Shower, no tub.

The indigo is original lime plaster, not paint, which is why it is uneven and why we left it. Deep window seat over the lane. One flight up, no lift.

The table

One menu, cooked twice a day.

There is no restaurant, only a table on the terrace and whatever came back from the market that morning. Vegetarian by default, Rajasthani more often than not. Dinner is at eight and has to be asked for by four, because otherwise nothing has been bought for it.

Breakfast is included when you book direct, and is served from seven until whenever the last person appears.

The last hundred metres

The lane is too narrow for a car. Drivers stop at the Chogan Gate and it is a two-minute walk from there. Tell us your train and someone will meet you with a hand cart for the bags.

House rules

Check in from 2pm, out by 11am. Free cancellation up to 48 hours. Children of any age welcome; the stairs are the only thing to think about. No pets. Passport needed at check-in for foreign guests, because we file Form C the same day.

₹1,748 kept on that one booking, and the guest still got the breakfast. The house turns roughly 2,200 room nights a year.

Scaled up: eleven rooms at a ₹5,000 average and 55% occupancy is about 2,200 room nights, near ₹1.1 crore of room revenue. If 65% of that arrives through OTAs at 18%, commission is around ₹12.9 lakh a year. Moving one booking in five to direct keeps roughly ₹1.5 lakh of it after what a direct booking still costs you, and keeps it again every year after.

Rate parity clauses in OTA contracts usually stop you advertising a lower public rate than the one you gave them, so the direct incentive is never price. It is the breakfast, the early check-in and the chai in the panel at the top of this page. The ledger is why that works: the breakfast costs ₹900 and the commission costs ₹3,024.

The argument specific to eleven rooms that are all different is that an OTA listing cannot sell them. It collapses the house into two or three bookable categories with a category photograph, so a guest arrives having chosen a type rather than a room. Your own site is the only place someone can look at the Blue Room and then book the Blue Room. That is why the photographs on this page open full size instead of sitting at 260 pixels, and why each room carries its own picture, rate, floor and stair count.
